How Property Ownership Is Registered in Dubai

Registration is the step that turns a completed sale into recorded ownership. It happens once the conveyancing is done and everyone is ready to transfer — here’s how that final step runs and what comes out of it.

Before the registration appointment

By the time you register, the groundwork should be finished: the sale terms agreed, the developer or master-community no-objection certificate obtained, any mortgage on the seller’s side arranged for discharge, and the manager’s cheques prepared. At the trustee centre

A property transfer in Dubai is completed at a Real Estate Services Trustee Centre acting for the DLD. The parties — or their representatives under power of attorney — attend, the documents and identities are checked, the transfer fee is paid, and the trustee submits the registration into the DLD system.

The electronic title deed

Once the DLD validates and approves the entry, the new title deed is issued electronically and sent to the owner by secure email, typically within about half an hour of approval. It carries a unique deed number used for everything afterwards — verification, mortgage, or a future sale.

If you can't attend in person

Registration can be handled on your behalf under a properly attested power of attorney covering property dealings — useful for overseas owners. Arranging that power of attorney is what poas.ae does.

Off-plan is different

If the property is off-plan, the initial purchase is recorded through Oqood rather than a title deed, and the deed is issued only once the project is handed over. Until then there is no title deed to transfer — an off-plan resale runs through the developer and the Oqood record instead.
